HOP Technology Office Park, owned by WING, to be redeveloped as a technology office park

WING is bringing a completely new real estate solution to the market: HOP will be transformed into a technology office park, from now on called HOP Technology Office Park. The real estate developer took into account the ever-changing business and ESG needs of employees and potential tenants for modern offices, as well as the specific technical requirements of technology-intensive companies, resulting in a new kind of downtown campus, both internationally and domestically. The existing buildings in the technology office park, which covers a total of 3 hectares, are now almost entirely occupied, which is a strong market feedback for the real estate developer to start the scheduled realisation of the further development potential of the property (around an additional 40 thousand square metres).

HOP technology office park located in the XIV district of Budapest, on Hungária körút, district XIV of Budapest, is undergoing a major change of function under the new name HOP Technology Office Park. In recent years, WING has shaped the innovative concept of the real estate with a high level of asset management and development approach.

The existing buildings have been renovated in cooperation with their Hungarian and international tenants, while services for the well-being of employees have been expanded: a new restaurant, a 1,000 m2 fitness centre and electric vehicle charging stations have been added.

HOP offers potential tenants significant advantages, as the complex’s diverse range of services and its central urban location are a retention factor for employees. At the same time, it has all the necessary features for technological activity (freight transport accessibility, unique high ceilings, slab load-bearing capacity). These features are further enhanced by technical solutions that meet ESG criteria and can be taken into account in the development. We are particularly pleased that the effectiveness of functional shift is also confirmed by demand, as occupancy in the existing eight buildings is almost 100%, and we plan to develop an additional 40,000 square metres in the remaining areas in several phases.

HOP Technology Office Park has a valuable existing building stock, including listed buildings and buildings that have been (or can be) efficiently and sustainably renovated. The complex has a history of more than 120 years. Due to the nature of the technology park, the buildings offer the possibility of creating special rental functions tailored to the specific activities of the tenants, and special structural and mechanical solutions. Taking into account the useful features of these existing buildings and the lessons learned from previous renovations to meet specific tenant demands, further development of the park has been planned through the construction of new buildings. Freight transport capacities for R&D or manufacturing and logistics needs are also provided, thanks to its location within the urban atmosphere and infrastructure. In addition, office spaces are available in different sizes and for flexible durations, and can be tailored to the specific needs of tenants on a Built to Suit basis, with long-term leases.

HOP is now home to a number of test laboratories, precision engineering and electronics manufacturing activities, micrologistics solutions, IT and R&D activities, and provides space tailored to the specific needs of renowned companies such as Siemens Zrt., Siemens Mobility Kft., TÜV Rheinland, Lightware, Rolls-Royce Hungary, TK Elevator, Valeo and Yunex Traffic. Companies active in Industry 4.0 sectors already occupy 70% of the site.

Key tenants of the HOP Technology Office Park

  • WING purchased the property from Siemens Zrt. in 2018, but the company continues to lease significant space within the building.
  • TÜV Rheinland provides its customers with a wide range of product testing services in its more than 5 000 m2 laboratory complex leased on the HOP site, which is considered outstanding throughout Europe. A world-class laboratory complex of unrivalled size, including an EMC laboratory, has been set up for the tenant.
  • Lightware, a global company with a Hungarian background primarily in audiovisual technology, was looking for a location that would offer the right space for their assembly and manufacturing facilities, as well as support logistics, meaning that incoming raw materials could be easily received and the delivery of finished goods could be easily managed. In addition, it was also important to provide a suitable space for the development department to offer an inspiring working environment, while at the same time providing a comfortable, modern and welcoming area for office workers.
  • Rolls-Royce Hungary designs and integrates innovative energy conversion and propulsion systems for advanced aviation. The HOP Technology Park is an excellent support for the company's high-tech R&D activities, and the choice of the technology office park, along with the building units that can adapt to their complex laboratory activities, was based on the easily accessible location in the city centre.

The surrounding area of HOP offers, among other things, a well-established service environment for companies and their employees, with supermarkets, banks, small shops, bakeries, pharmacies, petrol stations and restaurants, all nearby. In addition, City Park (Városliget) is just a 5-minute walk away, not only offering outdoor sports facilities but also serving as a cultural meeting point.
